Water heaters work quietly in the background until they stop. Most homes rely on a storage tank heated by gas or electricity, while others use tankless units that heat water on demand. Each type has its own failure points, and the right repair depends on accurate diagnosis.

We repair water heaters in homes and businesses across Afton, MN, replacing thermocouples, igniters, gas valves, heating elements, thermostats and other components, and flushing tanks and descaling tankless units to restore performance.

How gas and electric tank water heaters work

A gas tank water heater has a burner beneath the tank and a flue running up through its center. Cold water enters through a dip tube that carries it to the bottom of the tank, where it is heated. Hot water rises and exits from the top. A gas control valve with a thermostat regulates the burner, and a thermocouple or flame sensor confirms the pilot or burner is lit before allowing gas to flow.

An electric tank water heater uses one or two heating elements immersed in the water, each controlled by a thermostat. In dual element units, the upper element heats first, then power switches to the lower element to heat the rest of the tank. A high limit switch cuts power if the water overheats.

Both types have a temperature and pressure relief valve that opens if temperature or pressure becomes dangerously high, and a sacrificial anode rod that corrodes instead of the steel tank. When the anode is depleted, the tank itself begins to corrode, eventually leading to leaks.

Sediment from minerals in the water settles at the bottom of the tank. In gas units, it insulates the water from the burner, causing rumbling noises and reducing efficiency. In electric units, it can bury the lower element and cause it to fail.

Common water heater problems and repairs

No hot water from a gas unit often points to a pilot or ignition problem. A failed thermocouple will not hold the pilot lit. On newer units with electronic ignition, a failed igniter, flame sensor or control can prevent the burner from lighting. Venting problems, such as a blocked flue or failed power vent motor, can also shut down the unit through safety switches.

No hot water from an electric unit usually involves a tripped breaker, a failed heating element or a failed thermostat. Testing elements for continuity and thermostats for proper operation identifies the fault. Replacing an element or thermostat is a common and relatively inexpensive repair.

Lukewarm water or running out quickly can result from a failed lower element, a broken dip tube that lets cold water mix at the top of the tank, sediment buildup or a thermostat set too low. Increased household demand may also exceed the tank's capacity.

Noises such as popping or rumbling usually indicate sediment. Flushing the tank can reduce the noise and improve efficiency if the sediment is not too hardened. Leaks require careful diagnosis: leaks from fittings, valves or the relief valve can be repaired, while leaks from the tank itself cannot.

Tankless water heater service

Tankless water heaters heat water as it flows through a heat exchanger, providing continuous hot water without storage. They rely on flow sensors, gas valves or electric elements, and sophisticated controls to maintain temperature.

Mineral scale is the most common tankless issue in hard water areas. Scale builds inside the heat exchanger, reducing efficiency and triggering error codes. Descaling by circulating a cleaning solution through the unit restores performance. Many manufacturers recommend descaling at regular intervals depending on water hardness.

Error codes on tankless units point to issues such as ignition failure, flame loss, overheating, venting problems or flow sensor faults. We use codes as a starting point and test components to confirm the cause.

Tankless units also have inlet water filters that can clog and reduce flow. Cleaning these filters is part of routine maintenance.

Repair or replace?

Many water heater problems are repairable, including thermocouples, igniters, elements, thermostats, gas valves and relief valves. These repairs are usually well worth doing on a unit in reasonable condition.

A leaking tank is not repairable. When water leaks from the tank itself, often seen as water pooling beneath it or rust staining on the jacket, replacement is necessary. Leaving a leaking tank in service risks sudden failure and water damage.

Age also factors in. Tank water heaters commonly last around eight to twelve years, depending on water quality and maintenance. An older tank with significant sediment, corrosion or recurring problems may be a candidate for replacement even if the current repair is minor.

When replacement is the better value, we explain options including tank and tankless models, capacity and efficiency choices, and any venting or code upgrades required, with fixed installed prices.

Safety features every water heater depends on

The temperature and pressure relief valve is the most important safety device on a tank water heater. If the thermostat fails and water overheats, pressure in the tank rises, and the relief valve opens to release water before the tank can rupture. The valve must have a discharge pipe running to within a few inches of the floor or to an approved drain, and it should never be capped or plugged. Testing the valve periodically, by lifting the lever briefly, confirms it is not stuck.

Gas water heaters depend on proper venting to carry combustion gases outdoors. Atmospheric units rely on natural draft up a chimney or vent, while power vent units use a fan. A disconnected vent, blocked chimney or backdrafting caused by exhaust fans can spill carbon monoxide into the home. We check venting on every gas water heater repair and recommend a carbon monoxide alarm near any fuel burning appliance.

Expansion tanks are required in many plumbing systems with a check valve or pressure reducing valve on the incoming water line. When water heats, it expands, and without room to expand, pressure rises and can cause the relief valve to drip or stress fixtures. A small expansion tank on the cold water line absorbs this expansion. We check whether one is needed and whether an existing tank still holds its air charge.

In earthquake prone regions, codes require water heaters to be strapped to the wall to prevent tipping. Gas water heaters in garages often must be elevated so the burner is above floor level where flammable vapors can collect. We point out any code or safety issues we see while repairing the unit.

Your water heater needs attention if

These symptoms indicate a problem with your water heater.

No hot water
Ignition, pilot, element, thermostat or power issues may be the cause.
Hot water runs out quickly
A failed element, broken dip tube or sediment may reduce capacity.
Rumbling or popping noises
Sediment buildup is common in hard water areas.
Water around the base
Leaks may come from fittings, the relief valve or the tank itself.
Rusty or discolored hot water
Corrosion inside the tank or a depleted anode may be involved.

Hot water delivery and safety controls are tested.

Common questions about water heater repair

How long do water heaters last?

Tank water heaters commonly last around eight to twelve years; tankless units can last longer with regular descaling. Water quality and maintenance strongly affect lifespan.

Should I flush my water heater?

Flushing removes sediment that reduces efficiency and causes noise. Many manufacturers recommend periodic flushing. If the tank has never been flushed and is older, flushing can sometimes cause leaks at the drain valve, so professional service is advisable.

What temperature should my water heater be set to?

Many sources recommend around 120 degrees Fahrenheit to balance scald risk and energy use. Households with specific health needs may require different settings; consult relevant guidance.

Why does my hot water smell like rotten eggs?

This odor often results from a reaction between bacteria in the water and the anode rod. Replacing the anode with a different type and sanitizing the tank can help.

Is a leaking relief valve dangerous?

A relief valve that discharges water may be responding to excessive temperature or pressure, or it may be failing. Either way, it should be inspected promptly.
